What are we building?
Pick the closest match — we will refine it together.
Ranges are planning numbers from our current rate table, not a quote. A site visit turns them into a fixed-price proposal.

A galley kitchen with one window became an open room with an island, a wall of pantry storage, and morning light on the counters. We took down a load-bearing wall with a flush beam so the ceiling reads as one plane.

The tub nobody used became a curbless shower with a linear drain, and the vanity doubled in length. Heated floors, a fog-free mirror, and a pocket door to win back the swing space.

A two-storey family room and studio off the side of a 1920s brick semi. Black standing-seam siding and cedar so the new volume reads as deliberate, not disguised — and the old porch stays exactly as it was.

An unused corner of the yard became a one-bedroom cottage for a parent moving closer. Own meter, own entrance, floor-to-ceiling glass onto a private patio that faces away from the main house.

Week 6 — electrical roughed in, inspection Thursday
All new circuits are pulled, including the dedicated lines for the range and the island outlets. Plumbing for the relocated sink is stubbed. Inspector is scheduled Thursday morning; drywall follows if we pass, which we expect to.

Week 5 — beam is in, drywall hung
The flush beam went in Tuesday and the temporary wall came down Wednesday. You can stand in the kitchen and see the dining room now. We found an old junction box hidden in the wall; it is being brought up to code as change order #2 (see Documents).

Week 4 — subfloor repaired
Two sections of subfloor near the old dishwasher were soft from a slow leak. Replaced and sistered the joist. No change to the schedule.

Week 2 — demo complete
Cabinets, counters, and the soffit are out and hauled. Dust walls are up at both doorways. Thanks for clearing the pantry — that saved us a morning.

Design signed off — final rendering
Contract countersigned and the last rendering is attached: grey lowers, white island, the three pendants you picked. Cabinets are ordered today so they land the week finishes start.
